The calculators give you a range. Here’s what moves a project inside — or outside — that range.
Typical installed price ranges in MD, VA & DC
- Roof replacement. Asphalt shingle $4.50–$7.00/sq ft · standing seam metal $9–$15/sq ft · flat/TPO $6–$10/sq ft. Most residential roofs are complete in two to four days.
- Siding. Vinyl $4–$7/sq ft · fiber cement $7–$12/sq ft · engineered wood $8–$13/sq ft, installed as a full system with housewrap and trim.
- Flooring. Luxury vinyl plank $3–$7/sq ft · tile $7–$14/sq ft · hardwood $8–$15/sq ft, including subfloor prep.
- Interior painting. Roughly $2–$4 per wall square foot with pro-level prep, patching and priming included.
- Seamless gutters. 5" K-style $6–$10/lf · 6" K-style $8–$13/lf · gutter guards add $7–$12/lf.
Cost questions, answered
How much does a roof replacement cost in Maryland, Virginia or DC?
Most asphalt shingle
roof replacements in the Mid-Atlantic run roughly $4.50–$7.00 per square foot installed, so a typical
1,200–1,800 sq ft roof lands between about $5,500 and $12,500. Standing seam metal runs $9–$15 per square
foot. Slope, tear-off layers, decking repairs and flashing details move the number — a free on-site
inspection turns the range into a firm quote.
How accurate are these cost calculators?
They are planning ballparks, not quotes. The
calculators use typical installed Mid-Atlantic pricing and simplified measurements, and exclude permits,
structural repairs, disposal and site-specific conditions. CS1 provides a free, no-obligation on-site
estimate for a firm, itemized number.
What makes a siding or roofing project cost more?
The big drivers are material choice,
home height and access, how much old material must be removed, hidden damage (rotted decking or sheathing),
and trim detail. Complex rooflines and steep slopes add labor. None of these are visible from a satellite
photo — which is why we measure on site.
Does CS1 offer financing?
